Strategically located near an upcoming metro station, the mall is positioned to serve a dense, affluent catchment area. The acquisition was fully financed through debt via listed Non-Convertible Debentures (NCDs) at a 7.70% interest rate, resulting in a loan-to-value ratio of 17% .This move strengthens Nexus Select Trust’s presence in Bengaluru, enhancing operational synergies and supporting its goal to double its retail portfolio to 20 million sq. ft. within five years .
